Residential · Roof repair
Most leaks don’t need a new roof. They need the right diagnosis.
Water travels. The stain on your ceiling is rarely under the hole. We trace it back to the actual failure point, fix that, and show you photos of both.

Repair first, when repair is the honest answer
A roof with plenty of life left shouldn’t be replaced because of one bad pipe boot. We start from the assumption that your roof can be repaired, and we only recommend replacement when the photos make the case.
Every repair visit ends with before-and-after photos, a description of what failed and why, and a note on anything else we saw that’s worth watching.

Symptoms
Signs you need a repair visit
Ceiling stains or drips
Brown rings or bubbling paint, often after a hard rain. Even dry stains mean water got in at some point.
Shingles on the ground
Wind lifts and tears shingles, especially at ridges and edges. Each missing one exposes the underlayment to sun and water.
Cracked pipe boots
The rubber collars around plumbing vents bake in Texas sun and split. This is one of the most common leak sources we find.
Lifted or rusted flashing
Metal at chimneys, walls and skylights pulls loose or corrodes. Old sealant patches over flashing are a red flag.
Granules in the gutters
Some loss is normal on a new roof. Heavy piles on an older roof mean the shingles are wearing through.
Daylight in the attic
If you can see light through the deck, water can come through too.
Process
How a repair visit works
Tell us what you’re seeing
Call or send the form. Photos of the stain or the damage help us bring the right materials on the first trip.
Trace the source
We check the attic and the roof above it, working uphill from the stain until we find where water gets in.
Price before we fix
You get a written price for the repair before work starts. Small repairs can often be done the same visit.
Fix and document
Repair is completed and photographed. You receive the before/after record and notes on anything else to watch.
Honest call
Repair or replace? How we decide
Repair usually makes sense when…
- Damage is limited to one area or one component (boot, flashing, a few shingles)
- The rest of the roof is flexible, granulated and lying flat
- The roof is in roughly the first two-thirds of its expected life
- Matching shingles are available, or the repair is somewhere nobody will see it
Replacement is worth pricing when…
- Leaks keep showing up in different places
- Shingles are brittle, curling or bald across several slopes
- Storm damage is spread across the roof
- Deck is soft or sagging in multiple areas
- Repair costs over the next few years will approach the cost of a new roof
Pricing
What affects repair cost
Most repairs are priced by the job, not by the hour. Here is what changes the number.
- Access and pitch
- A steep, three-story roof takes more safety setup than a walkable ranch roof.
- What failed
- Replacing a pipe boot is quick. Rebuilding chimney flashing is a bigger job.
- Hidden damage
- Wet decking under the leak may need replacing. We show you photos before doing any extra work.
- Material matching
- Discontinued shingle colors can mean sourcing or a carefully chosen near-match.
Can you match my existing shingles?
Often, yes. If your color has been discontinued, we’ll show you the closest current options in daylight before installing anything. Weathering means even an exact match will look a little different for the first year.
Is a repair covered by my insurance?
Sudden damage from a storm or a falling limb may be covered. Wear and tear usually is not. We can document what we find, but your insurer decides coverage.
Do repairs come with a warranty?
Repair terms depend on the work and the age of the surrounding roof, and are written on your repair invoice before you approve the job.
My leak only happens in heavy rain from one direction. Can you still find it?
Yes, and that detail is useful. Wind-driven leaks usually point to flashing, siding-to-roof transitions or vents on the windward side. Tell us when it happens and we’ll start there.

Send us what you’re seeing
A photo of the stain and roughly where it is in the house is enough to get started. We’ll call to set a time.
